In this Eastern shore resort town, we created a mixed-use building along Coastal Highway with excellent sunset views across the bay and distant ocean views. We combined on-grade parking, 1st-floor professional offices and 16 upper-floor condominium units to maximize the value of the parcel.
The building and units are designed for views, privacy, excellent daylighting and the ease of seaside living. An upper-level swimming pool and community room provide social amenities for the building’s residents, along with the convenience of at-grade parking and an elevator.
Post-tensioned concrete construction allows structural and design freedoms with larger cantilevered floor and deck slabs, non-orthogonal deck shapes, and shallow floor-to-floor heights to comply with the local zoning limits. The building presold many of its residential units and has full occupancy of the residential and professional office spaces. The project was completed as a Joint Venture with Jeff Schoellkopf Design of Warren, VT.
